Golden Visa is a residence permit programme for investors from third countries. Property selection and the permit procedure are checked separately. The advertiser adds the listing label to highlight an offer, and it does not confirm compliance with legal requirements.

Main property investment thresholds

• 800.000 € — Attica, the Thessaloniki regional unit, Mykonos, Santorini and islands with more than 3,100 residents.
• 400.000 € — other areas, for standard purchases.

The geographical threshold overview was published by the state agency Enterprise Greece. In standard categories, the investment concerns a single property; completed buildings and buildings with a construction permit require at least 120 m² of main-use space. When does the €250,000 category apply?

Special categories cover certain conversions to residential use and restoration of listed buildings. The investment relates to a single property and the change of use must be completed before applying. Listed buildings carry specific restoration obligations. Therefore, an apartment advertised for €250,000 is not automatically eligible for the programme. State housing policy portal: special categories.

What to check before buying

Ask a lawyer and engineer to check the relevant category, main-use floor area, permits and completion of the change of use. For special categories, also check the property’s previous use for this programme. Properties used for an initial permit or renewal are subject to a prohibition on short-term letting under the prescribed regime; ordinary holiday-rental calculations are not a sufficient basis for an investment plan.
